Building Transition Updates

In 2013, the congregation entered into discussion about the possible sale of the Ranchlands facility through an intentional congregational renewal process. In 2016, the Ranchlands building was sold to the Muslim Association of Canada, and the Calgary congregation relocated to Lion's Village at 2528 Bowness Rd. NW as a temporary location.

​A Facility Planning Team has been established to help facilitate this transition, and the congregation has entered into an acquisition process as it seeks to relocate to a new space.

This purpose of this page is twofold:
​
  1. To provide all stakeholders with the most current information available on the subject of the building transition.
  2. To provide all stakeholders with a centralized location to connect with the Facility Planning Team. All are encouraged to post questions or comments on all updates below and/or complete the Owners Representatives Contact Form. A member of the Facility Planning Team will respond to your request as soon as possible.

First Day of Demolition Work at New Site

Today, Nov. 14, 2020, marks a major milestone in the Calgary Congregation's transition out of its Ranchland's location (NW Calgary) to the new facility in the core with demolition work beginning.

Site Visit Scheduled for Saturday, August 29, 2020

After an extensive search with nearly 50 sites considered, the Facility Team is excited to invite you to visit a promising lease space this Saturday, August 29 between 10 a.m. – Noon to get a feel for the facility and the surrounding area. Our realtor, Julie Stefan, Pastor Doug Hayden, and Parker Johnson will be on site to answer your questions and will also have concept designs (provided to us by our architect) available to help you get a better sense of how the space could become our own. This is a come-and-go event. Come when you are able.

WHEN: Saturday, August 29 between 10 a.m. – Noon

IMPORTANT

In order to remain in compliance with provincial, municipal, and World Church guidelines, we will be enforcing the following measures:
  • Anyone who feels unwell or uncomfortable should not attend.
  • Maintain ~6 ft. of distance between individuals with whom you are not isolating with.
  • No hugging/touching, passing around objects, etc. between non-family members or between individuals who are not isolating together.
  • Masks are required indoors.

​In order to accommodate a variety of schedules, this is the first of what will be two site visits. Another group site visit will be scheduled in the near future. If you are out of town and will not be able to attend any site visit in the near future or if you are not able to/comfortable with attending an in-person gathering like this, please contact Parker Johnson at parker@communityofchrist.ca and he can provide you with a virtual walk-through video of the space being considered.
 
As is the Facility Team’s mandate, we bring this site to the congregation for their input. No agreements will be made without congregational approval at a formal business meeting.
 
This is an exciting time in the life of our congregation as we enter into a new phase in our building transition. Since 2017, Calgary’s Facility Team has worked alongside the congregation to locate an ideal space that best meets the needs of the congregation. Needs analyses were conducted, presentations were given, and casual check-ins with the congregation throughout the process provided valuable feedback to ensure the mandate was clear, reasonable, and focused. Work has continued despite the COVID-19 pandemic which has put us in a better position with negotiations.

Congregational Brainstorming Sessions

Greetings –
 
On October 20, 2018, the Facility Planning Team met with the congregation to discuss its findings from the property search and feasibility study. The Team’s mandate throughout this process was to research and explore options that met the criteria of the congregation’s Needs Assessment Survey. The Facility Planning Team’s presentation was on-time and under budget.

Thanks to the clear mandate provided by the congregation, the Facility Planning Team was able to present a detailed analysis – including a financial forecast – ensuring congregants had the best information in front of them ahead of any decision-making. Ultimately, the congregation acknowledged that the options before them were financially unsustainable and provided positive feedback to the Facility Planning Team concerning next steps.

This leads us to today. As we close the previous chapter in our facility transition process, we are blessed with a great deal of useful information, research, and budgeting that will be invaluable to us in our next phase.

We would like to now pause to provide you with opportunities to brainstorm other possible ideas and solutions. We will be offering three face-to-face one-hour brainstorming sessions at our Lions Village location on the following dates and times:

  • February 24, 2019
    • 10 – 10:50 a.m. MST
  • March 3, 2019
    • 10 – 10:50 a.m. MST
  • March 17, 2019
    • 10 – 10:50 a.m. MST

For our out-of-town members and friends, we will be offering an online brainstorming session via Zoom. We will be connecting with these individuals soon to set a convenient date and time.

Facility Planning Team to Present Draft Feasibility Study Report on Saturday, Oct. 20, 2018

Members and friends of the Calgary congregation are invited to attend an informative session at our regular Lions Village meeting location on Saturday, Oct. 20, 2018 at 9 a.m. - 11:30 a.m. MT.
 
The Facility Planning Team has concluded its Feasibility Study on schedule and will present its Draft Feasibility Study Report to members and friends of the congregation. The committee will be available to answer any questions you might have about the process, present opportunities for site visits by members and friends of the congregation, and provide next steps in the process.
 
Please make plans to attend this presentation as it is an important juncture in the ongoing building transition. Coffee and donuts will be provided.

Facility Team Update: Feasibility Study

Greetings –

The Facility Planning Team remains on schedule with Step 4: Feasibility Study in the Space Planning Phase. The purpose of this communication is to provide the congregation with an update on the topic of the Feasibility Study (presented at the March 18, 2018 Business Meeting).

For the purposes of the Feasibility Study, the Facility Planning Team has identified, selected, and contracted with professional groups in following four areas:

  • Architecture
  • Construction Management
  • Law (for contract and process review)
  • Real Estate

Members of the Facility Planning Team have met with each of the professional groups, briefed them on the details of our Feasibility Study needs, and all have agreed to assist our congregation by providing us with their professional evaluation of potential models and sites. The Real Estate group initially provided the Facility Planning Team with 26 potential sites that were each ranked by Doug, Parker, Ken, and Sam. We then averaged the scores, leaving us with the ten highest scored sites. These ten sites have now been handed over to the Feasibility Study Team, and our professional groups will tour each one, completing a Needs Assessment Questionnaire and providing us with a score for each site.

Please see the graphics below to review the projected timeline for the Feasibility Study. You can see the Facility Planning Team has met its June 30 target and is currently awaiting feedback from the Feasibility Study Team professional groups before progressing further.

Feasibility Study Process Steps

Greetings –

The Facility Planning Team has now received approval from both the Congregation at our Business Meeting on March 18, 2018 and from World Church on April 10, 2018 under the current World Church Capital Pause Policy based on our Mission Imperative, to proceed with our Feasibility Study as presented and committing up to $50,000 from our Congregation’s Restricted Reserve holding proceeds from sale of the Ranchlands Church. (Minutes from the March 18, 2018 Calgary Congregation Business meeting can be viewed here.)

This Feasibility Study is a standard step in due diligence to ensure any project proposal answers all the necessary stewardship model questions and specifically will review the risks of financial or project activities for the project and for the operations of a church home post-construction. (Further details on the Feasibility Study process can be found here.)

Thanks to your engagement, the Facility Planning Team has been able to develop and distribute a helpful FAQ document in response to your questions. You are encouraged to continue sending questions, concerns, and/or comments. Responses to questions will be published in future FAQ documents.

The Facility Planning Team seeks open and transparent conversation with all stakeholders. Step 4: Engage Realtor (Sign Contract)

The realtors have been very proactive with their searches and have already spoken with members of the Property Team several times. Thanks to the diligence of our architects in Step 3, we have a clear wish list for our realtors to work from. This list reflects your input on what you'd like in a facility, so rest assured your voice continues to be at the table.

Next week, the realtors and several members of the Property Team will meet to finalize the contract and begin site visits.
